Planning Permission for a Ground Floor Flat Renovation

While you may assume that you have permitted development rights for your flat renovation project, most permitted developments that apply to house projects do not apply to flats. It is, therefore, important to ensure that you have permission to carry out the work you are doing as part of your flat renovation.

Getting Planning Permission for a Flat Renovation

Some projects that may require planning permission include extensions, most window replacements and external alterations such as installing a satellite dish. Extensions as part of a flat renovation project will always require planning permission and may also require building regulations approval. Generally, replacement windows will need planning permission if the new windows differ in appearance or material to the existing windows. Additionally, all glazing replacements in flat renovations will require building regulations approval as there are requirements for thermal performance, safety, air supply, means of escape and ventilation. Even for relatively minor alterations such as installing a satellite dish you may still need to get planning permission.

Evidently, getting planning permission for a flat renovation, particularly one that includes external works, can be very complicated and may potentially cost you more time and money than it needs to. This is why it's so useful to employ a planning consultant with experience in getting planning permission for a flat renovation to help you navigate the complicated process. It is important to note that it is a criminal offence to build without first ensuring that you have planning permission

Planning Permission for a Ground Floor Flat Renovation in Chelsea, London - Case Study

Our client required planning permission for their ground floor flat renovation in Chelsea, London. The ambitious project needed to comply with multiple planning and building regulations requirements and its location within a conservation area made getting planning permission highly complicated.

The client wanted to totally renovate their ground floor flat and construct a glass veranda and access to the front of the building. Due to the extent of the renovations and external alterations to the flat, getting planning permission was likely to prove difficult. However, because our client involved us in the project early in the process we were able to work closely with them to ensure that their plans will be presented in the best possible light, providing the best chance of a successful planning application.

Not only did the project involve extensive alterations to the building, it was also located in the Moore Park Conservation Area adding more complications to the project and making getting planning permission even more difficult. The project involved replacing windows and doors as well as building a staircase and glass veranda, which all needed planning permission and all needed to comply with the strict regulations in place in conservation areas. Because of this we made sure we submitted a comprehensive 'Design & Access Statement' and detailed planning drawings to support the client's application.

Throughout the project we worked with our construction partners, who were to carry out the building works, to ensure with greater confidence that the project will be physically doable while also meeting the requirements of the local council and, most importantly, the needs of our client.
